This 295-key hotel in London spans basement to 12 upper floors, featuring a ground floor reception, restaurant, and plant areas at both basement and roof levels. The design includes a striking fluted facade with dark grey polished concrete and warm grey brickwork, along with deep-set anodised aluminium windows. A UKPN substation is integrated into the building’s south-west corner.

Costplan was engaged at tender stage to test market pricing after initial concerns with the contractor’s proposal. We led a full retender with three contractors, after which Gilbert Ash was reappointed following a detailed review. We then supported a value engineering process achieving £2–5m in savings, enabling the scheme to proceed to PCSA in Q4 2024 for archaeological works. Construction is set to begin in March 2025. Post-contract, we will support with valuations, variations, and commercial management.
