10 Leake Street, London

Costplan Safety Services was appointed as CDM Principal Designer for the redevelopment of 10 Leake Street, a major mixed-use scheme located beneath Waterloo Station in the London Borough of Lambeth.

The project involves the demolition of the existing vacant building and the construction of a new 16–17 storey purpose-built student accommodation (PBSA) development. The scheme will deliver a range of high-quality student accommodation alongside shared amenity spaces, including communal kitchens, lounges and fitness facilities, with commercial retail space incorporated at ground level.

The existing building had reached the end of its viable life and was unsuitable for refurbishment due to structural, commercial and sustainability constraints. The proposed redevelopment will transform this underutilised site into a modern, sustainable development that complements the wider regeneration of the South Bank, including the neighbouring One Waterloo project.
